  • What does Appraisal Aid do?
    We specialize in USPAP compliance reviews, appraisal report analysis, and quality control for AMCs, lenders, attorneys, and compliance departments. We don’t perform appraisals—we provide insightful feedback that can be used not only to meet regulatory requirements, or to prepare for litigation, but also to improve the quality, strength and compliance of appraisal reports and reduce risk exposure.

  • What types of reviews do you offer?
    We meet you where you are—with flexible options: Core USPAP Review – When you need to meet regulatory requirements, but budgetary constraints are a primary concern, the Core review covers USPAP reporting minimum requirements. Comprehensive Review – Our flagship and preferred review. Addresses USPAP compliance and the most common deficiencies found after reviewing thousands of appraisal reports that can increase risk exposure. Comprehensive Plus – An expanded version of our Comprehensive reviews. We review subject assessor data, the significant characteristics of the comps through online sources, and a Complexity Profiler report with additional, computer-generated sales that can be compared to those utilized in the appraisal report. Customized Reviews – Tailored to your specific use case or litigation needs. An example: an AMC client had a client who wanted USPAP, Engagement Letter and GSE items addressed in a review. We expanded our USPAP review to meet those requirements which helped the AMC look great in their client’s eyes!
  • How are your reviews different from in-house checks or AVM tools?
    There’s a time and place for both automation and human expertise. AVMs and automated tools can provide valuable data points and efficiency, but they can’t fully replace the insight that comes from a certified appraiser's experience and judgment. Our reviews are performed by Certified Residential or Certified General appraisers with deep experience in USPAP compliance and appraisal credibility. We focus on whether the report includes sufficient commentary and support to make it understandable, defensible, and compliant—not just whether boxes are checked or data aligns. This human-driven perspective helps reduce revision requests, lower repurchase risk, and strengthen reports for regulatory audits or legal review—making it a smart complement to automated systems when more than surface-level review is needed.
  • Do you offer volume discounts or subscription pricing?
    Yes! We offer tiered pricing, monthly membership options that include additional services, and rotating state review schedules to meet state requirements.
  • How quickly can you complete reviews?
    Turnaround times vary based on review type, volume, and whether the request is pre- or post-closing. Pre-closing reviews are typically completed within 24–72 hours, while post-closing reviews are scheduled based on volume and urgency. If a request is time-sensitive, just let us know—we’ll work closely with you to understand the timeline and will do everything we can to meet your needs. Clear communication is key, and we prioritize responsiveness to help support your workflow and deadlines. Rush options are available.
  • Do you provide batch summaries or visual insights into results?
    Yes! We provide a detailed Summary Spreadsheet of results for clients submitting batches of reviews or placing ongoing orders. This includes a visual dashboard showing overall trends and compliance findings, as well as a sortable spreadsheet that breaks down each review's outcome, for quick reference. These tools provide valuable feedback and insights to support internal quality control and risk management efforts.
  • Can you help if we’ve received a state audit letter?
    Yes—Once we take care of the reviews in preparation for the audit, we can help you set up a documented “system in place” regarding USPAP compliance reviews. We’ve helped multiple clients respond to audit inquiries and improve their internal review process.
  • How can you assist attorneys?
    We assist attorneys who rely on appraisal reports when working with their clients—particularly in litigation, arbitration, or settlement scenarios. Our services help identify whether a report is well-supported, compliant, and defensible before it’s presented in court or to opposing parties. We offer varying levels of review and can provide clear summaries of the strengths and weaknesses of a single report or multiple reports. This allows attorneys to request revisions from their appraiser if necessary, avoid surprises in court, and enhance how they present or respond to valuation-related arguments.
  • Do you have services to assist Title Companies?
    Yes! Title companies often rely on appraisals to help assess risk and validate value-related information during a real estate transaction. However, when issues arise—such as valuation disputes, legal concerns, or inconsistent data—having an independent third-party review can help clarify concerns and provide an objective assessment of the appraisal’s support and credibility. Appraisal Aid can review the report for USPAP compliance, sufficiency of commentary, and whether the value conclusion is reasonably supported by the data provided. These insights can be especially helpful when underwriting complex files, supporting claims, or addressing post-closing questions.
  • Do you have services that can assist Realtors and Mortgage Professionals?
    Yes. While most Realtors and Mortgage Lenders may not need a full appraisal review, many are interested in our stand-alone reports featuring computer-generated sales. These reports can be used to compare against the comps in an appraisal report or to supplement your own research when preparing Reconsideration of Value (ROV) requests or advising clients in complex transactions. For more in-depth needs, such as evaluating report credibility or preparing for client challenges, our Comprehensive Plus Review includes both a detailed review and computer-generated sales.
